Job Description

Position Summary

Under the direction of the Dixie Center Operations Manager, performs highly skilled duties for the City of St. George related to the general and preventative maintenance and repairs of the Dixie Center facilities, furnishings and equipment.

Essential Functions (Essential functions, as defined under the Americans with Disabilities Act, may include the following tasks, knowledge, skills, and other characteristics. The list of tasks is illustrative only and is not a comprehensive listing of all functions and tasks performed by positions in this class)

1. Receives and completes work orders and requests for repairs, servicing, replacing or adjustments to the facilities and equipment as needed.

2. Performs general and preventative maintenance, minor construction or remodeling and repairs related to HVAC, electrical, mechanical, plumbing, painting, best lock system, door hardware, security systems, commercial kitchen equipment, roofing, concrete, and asphalt such as:

A. Diagnose problems and determine how to correct them. Checks construction documents, estimates, repair manuals, and parts catalogs as necessary.

B. Troubleshoots, repairs and maintains all facility furnishings and equipment.

C. Periodically performs minor construction, remodel and repair of various structures and facilities.

D. Selects and works with subcontractors as needed to provide, within the assigned expense limit, building maintenance and servicing.

3. Identifies the need for and recommends repairs or alterations of the Dixie Center facilities, 4. Reviews and coordinates remodeling and renovation projects with the Operations Manager.

5. Reviews plans and makes recommendations on Dixie Center remodeling as new construction projects

as needed.

6. Provides assistance with the preparation and monitoring of the operations budget, inventory,

projects, enhancements, and/or replacements of systems or equipment.

7. Responsible for building security including locks, cameras, surveillance, responding to fire and burglar

alarms, and setting door times.

8. Works with employees and Fire Marshall to ensure compliance with fire and safety regulations.

9. Assists with set up and take down of special events at the Dixie Center or related facilities, to include

but not limited to: electrical requirements, air quality and comfort, security, etc.

10. Maintains required records such as warranties, service contracts and maintenance records and files.

11. Operates power tools as well as motorized vehicles including fork-lift and scissor lift.

12. Performs other related duties as required.

Typical Physical/Mental Demands/Working Conditions

Indoor and outdoor work with exposure to hot, cold, wet, humid or windy conditions caused by the weather.

Moderate physical activity exerting up to 20-50 pounds of force occasionally and/or 10-25 pounds of force

frequently. Uncomfortable working positions such as stooping, crouching and bending. Exposure to

elements such as heat cold, dampness, fumes, noise, dust or grease. Risk of bodily injury is moderate under

normal conditions. May have disagreeable elements such as appearance of work place, poor ventilation or

uneven temperatures. Occupational safety and health hazards may be encountered under controlled

conditions. Some exposure to hazardous materials such as fumes, pesticides, cleaning agents etc. and to

high levels of noise. Exposure to stress as a result of human behavior. Requires working extended or

irregular hour such as weekends, nights and holidays. Must be on call and able to respond within 30 min.

 


Minimum Qualifications

Qualifications:

Education: High school degree or equivalent.

Experience: Minimum of Eight (8) years of fulltime paid experience in facilities maintenance, construction industry or related fields.

Licenses and/or Certifications:

• Must possess a valid driver license. A valid Utah Driver License must be obtained within 60 days of hire and be maintained throughout employment.

• Possess CPR /First aid/AED certification within 6 months of hire and be maintained throughout employment.

• Possess one of the following certifications (preferred) a Utah Plumbing Journeyman License and/or a Utah S210 Plumbing Contractors License, S350 HVAC Contractors License and RMGA Gas Fitters certification and/or HVAC Excellence certification(s) and/or Locksmith certification or a primary trade license recognized by the State of Utah.

• Possess EPA Universal certification type II and NATE certification or ability to obtain within six (6) months of hire and maintain throughout employment.

• Forklift & scissor lift certification within 6 months of hire.

Knowledge, Skills and Abilities

Knowledge of:

• Tools, equipment and techniques used in the maintenance, repair and/or construction of buildings

• Standard safety precautions.

• Basics of reading and understanding building construction documents.

• Type A Occupancy fire codes.

• Basic computer operation including Microsoft Excel and Word for record keeping and HVAC, Security and door scheduling programs.

• Local, state, and federal codes and regulations specific to construction and maintenance.

Skills in:

• Performing routine building maintenance and determining when and what kind of maintenance is needed including HVAC, plumbing etc.

• Determining the kinds of tools and equipment needed to do a job.

• Operating a variety of hand tools and equipment common to the building trades.

• Operating power tools as well as motorized vehicles including fork-lift and scissor lift.

• Repairing damaged sheet rock, and painting.

Ability to:

• Work within budgetary and time allocations.

• Communicate effectively in both oral and written form.

• Analyze and solve problems under stress.

• Read blueprints, electrical schematics and various operational and maintenance manuals.

• Perform indoor and outdoor manual labor for extended periods of time.

• Operate equipment in a safe and efficient manner.

• Schedule security coverage for events.

• Understand and operate computers especially in reference to various equipment systems operations, and scheduling.

• Organize materials and keep records of maintenance, requests and service.

• Work with minimal supervision and understand and follow general work instructions.

 

• Manage numerous projects at any given time.
